Where the Godrej Florenne Land Sits

The project spreads across three small villages that sit side by side near Soukya Road. Most of the land falls in one village, which holds 41 of the 44 survey numbers. Hemmandahalli adds two parcels, 53/2 and 55/3, while Naganayakanakote adds one parcel, 7/1.

All three villages fall in Hosakote Taluk, in the Bengaluru Rural district. Buyers and brokers call the area Whitefield East, since Whitefield and ITPL lie a short drive west. The PIN code on the filing is 560117, which covers the Hemmandahalli and Soukya Road belt.

This detail helps when you run your own land checks later on. The land records sit under Hosakote, so search there and not under Bengaluru East.

Survey Numbers Listed on K-RERA

Village Survey Numbers Count
Bhodanahosahalli 116/4 to 116/7, 117/7 to 117/10, 118, 120/1 to 120/10, 121/1 to 121/15, 122/1 to 122/4, 123/1, 123/3, 123/4 41

Naganayakanakote 7/1 1

The largest single parcel is 53/2 in Hemmandahalli, at 1 acre and 26.5 guntas. Most of the other parcels range from 2 guntas to about 39 guntas each.

How Godrej Became the Land Owner

Godrej bought the land outright through sale deeds, and it did not sign a joint deal with anyone. The deeds went through the Sub Registrar Office at Devanahalli on 16 and 17 March 2026. The earlier owners were local families, and Atmos Constructions Pvt Ltd joined some deeds as a confirming party.

The land also got its change of use cleared well before the RERA filing. The DC office for Bengaluru Rural turned many parcels into housing land in January and March 2025. The filing marks the rest as done in July 2026, so every parcel is now housing land.

After the sale, the Rural Development and Panchayat Raj Department issued an A Khatha on 4 August 2026. An A Khatha shows that the land sits on the tax roll with all the right papers. Banks look for it before they give a home loan, so it makes your loan much easier.

Is There Any Litigation on the Land?

The K-RERA page answers "NO" to the question on cases against the land, property or khatha. Godrej has also uploaded a non-litigation affidavit for Phase 1, which the portal lists as Annexure 49.

An affidavit is a sworn statement, so a false one can bring the builder heavy fines under RERA. Even so, ask your lawyer to pull a fresh encumbrance certificate for the parcels before you sign.

Why Single Ownership Matters to You

Many Bengaluru projects run on joint deals between a builder and one or more land owners. In those deals, the owner keeps a share of the homes, and a fight can stall work.

Godrej Florenne avoids that risk, since one listed company holds the land, the permits and the escrow. The sale deed for your home should list Godrej Properties Limited as the only seller. Banks also find it simpler to pass a loan when the full title sits with one company.

This does not replace your own legal checks, but it does remove one common cause of delay.
